Job Title: Electrical Engineer (Electromechanical)

Job Description

  • To ensure Company’s Office and residential facilities are always maintained, operational, fit and safe for employees and their families’ use and to ensure all electromechanical equipment are functioning at optimal condition so that employees work and stay under the best conditions, at reduced operating costs.

Responsibilities

  • Ensure Company’s HSE objectives are met through awareness and compliance by Contractors in all our activities; coordinate HSE activities and report same for the department.
  • Coordinate and monitor all maintenance (corrective, PPM, Modification) activities of electromechanical installations in the Office and residential locations.
  • Ensure all “As-built” Drawings of electromechanical installations are updated after every modification works.
  • Assist in the office space management works to include modifying fire safety protection and localised power interface system for every occupant.
  • Ensure all electromechanical works requests are carried out by Facility Managers/Contractors, completed satisfactorily within SLA, safely, in a cost-efficient manner.
  • Participate in new projects’ handover and integration and report same.
  • Participate in facility Integration meetings, inspections and follow up of new project as may be required from time to time.
  • Ensure close out of outstanding Punch/Snag lists emanating from projects after handover.
  • Ensure all electromechanical equipment (personnel lifts, UPS, fire safety and protection equipment, etc) in all locations are safely operational for staff use.
  • Prepare call for tender documents and review with Manager, launch CFT and follow up with C&P as necessary.
  • Develop and implement cost reduction initiatives such as analysing/verifying quotes from in-house Facility Manager for required goods or services to maximize value for money and ensure cost-effectiveness;
  • Supervise general maintenance and repair works carried out by Facility Managers required to keep the Facilities in good working condition;
  • Conduct and document regular facilities inspections and provide prompt response to requests and issues from Users;
  • Any other duty as may be assigned to him by hierarchy

Context and environment:

  • Conflict of interest in leased Facilities directly managed by Landlord’s FM requires extensive follow up for major equipment replacement.
  • Optimizing workspace within the tower is challenging due to fixed available floor space.
  • Intervention works require immediate and prompt attention.
  • Poor quality Contractors and artisan requiring extensive supervision both in technical and HSE matters.
  • Payment terms and procedure are discouraging and quite slow for contractors.
  • Long waiting period for Contract agreement formalization.
  • Non availability of original and good quality materials and spare parts.
  • Diverse cultural, language and environmental background of clients affects expectation on service delivery
  • Customer’s deadline doesn’t take into consideration the extremely stressful traffic situation and impact on personal health.
  • Extra hours, weekends and Public Holidays are usually required for emergencies or to meet deadlines.
  • Doing more with increasingly less resources.

Accountabilities:

  • Ensures that electromechanical equipment and systems are working continuously safe and optimal.
  • Ensures service requests are attended to within SLA and to the satisfaction of the Requester, ensuring feedback.
  • Coordinate and monitor all maintenance (corrective, PPM, Modification) activities of electromechanical.
  • Ensures Vendor’s Job Orders are approved promptly to avoid unnecessary delays in jobs execution.
  • Facilitates prompt payment of Vendors for works completed.
  • Generate Snag list for every new Project and ensure all are closed out before or shortly after Project handover to the Users.

HSE Objectives:

  • Coordinate HSE activities and report same for the department.
  • Perform assigned responsibilities safely and report any incident, unsafe act or operation.

Qualifications/experience required

  • B. Sc Degree or equivalent in Electrical / Electrical-Electronics Engineering with minimum 4 to 8 years’ experience.
  • Must be confident and resolute when dealing with contractors with organizational ability.
  • Good contract management, planning and cost control experience.
  • Good interpersonal relation, personnel management and negotiation skills.
  • Job holder must be ready to work during weekends & publics holidays.
