Job Description:
The following job description outlines the primary tasks and responsibilities typically associated with the role of an investment fund manager responsible for real estate private equity funds:
- Evaluate the key risks, weaknesses, and strengths of investment transactions.
- Analyze and reconcile deal data using Microsoft Excel models, including rent rolls and operating statements.
- Conduct research on demographic data and market conditions.
- Research and analyze operating expenses, including real estate tax methodologies and estimates.
- Assess the experience and financial strength of joint venture partners.
- Perform economic analysis of investment returns and capital structures.
- Conduct site visits as necessary.
- Collect and organize due diligence materials from clients.
- Review and revise joint-venture partnership agreements and project loan documents, focusing on material business terms.
- Manage the closing process in collaboration with internal and external parties, such as developer attorneys and partners.
- Initiate and coordinate conference calls with partners.
- Prepare and present investment summaries to the Investment Committee for approval, including charts, narrative descriptions, and graphical representations of key aspects of investment proposals.
- Assist in creating preliminary deal screening summaries to enhance deal origination efforts.
- Maintain effective communication and coordination of partner expectations throughout the underwriting process, under the guidance of the Director and Vice President, while maintaining a proactive and positive attitude to foster repeat origination opportunities.
- Provide regular updates on deal underwriting progress to the Vice President and Director, including due diligence reviews, process checklist reviews, issue identification, and transaction timelines.
- Develop and nurture strong working relationships with relevant industry stakeholders in the real estate sector.
Skills, Knowledge, and Abilities:

- Bachelor’s degree (BA/BS) in Real Estate, Finance, Business, Urban Planning, or a related field; a Master’s Degree may be advantageous.
- Experience in real estate underwriting is preferred.
- 3-5+ years of experience in an Asset Management Company.
- Solid understanding of the dynamics of the apartment market in both urban and suburban areas, as well as a comprehensive knowledge of industry policies related to multifamily and affordable housing programs and issues.
- Proficiency in Microsoft Excel modeling.
- Ability to create reports and correspondence with strong writing and editing skills.
- Excellent interpersonal and verbal communication skills to effectively represent the company to all stakeholders and collaborate within a team environment.
- Adaptability to different situations, displaying professionalism, composure, diplomacy, and flexibility.
- Strong attention to detail while maintaining focus on the broader picture.
- Proven ability to handle multiple tasks simultaneously, meet project deadlines, and thrive in a fast-paced work environment.
